Notes

  • The lender’s valuation report, which is used to calculate how much we will lend you. This is separate from any valuation or survey of the property you might want to instruct. There are other homebuyers or structural survey options available to you at a cost and there may be different approaches in different parts of the UK.
  • A surveyor may carry out a physical valuation or a remote valuation without visiting the property. There is an administration fee included within the valuation fee. If a reinspection is required, the fee for this is £58.75.
  • Scottish Properties Only: We can accept a transcript from the Scottish Home Report (Single Survey) subject to the valuation not being more than 90 days old and the surveying firm / surveyor being on the bank's valuation panel. Please contact us if you are unsure whether a transcript will be acceptable.
  • The remortgage switching package, includes free valuation and free basic legal work, for remortgage and capital raising on an unencumbered property. Free valuations are available on properties worth £3m, or less. For properties over £3m we'll cover the first £1,640 of the valuation fee. Free basic legal work is only available on properties worth £2m, or less. Optima Legal Services will charge a funds transfer fee of £42 to applicants who use the switching package.
  • Purchase products may include a free basic valuation on properties worth £3m or less. For properties over £3m where this incentive is offered, we'll cover the first £1,640 of the valuation fee.
