Valuation fees

Our Valuation Panel Manager will be instructed to carry out all valuations.

Fee scales for a mortgage valuation are shown here, including VAT. Any customers who wish to have a Scottish Home Report (Single Survey) carried out, must arrange this with the surveyor directly.

The fee for valuation transcripts/re types is £100. Transcripts are only allowed on residential mortgage applications where the LTV is 90% or below. We can accept a transcript from the Scottish Home Report (Single Survey) subject to the valuation not being more than 90 days old and the surveying firm / surveyor being on the bank's valuation panel. This applies to Scottish properties only.

The fee for re-inspection is £58.75.

Please note that a switching package of standard legal fees and free valuation is available only to applicants moving their mortgage from another lender. If the property to be mortgaged is currently unencumbered then a free valuation is available. Free valuations are available on properties worth £2m, or less. Optima Legal Services will charge a funds transfer fee of £42.00 to applicants who use the switching package.
